Overlaying of tiles is a common option for home owners nowadays as it eliminates the need for hacking works. This is an important consideration especially if one is staying in during the renovation works, or due to HDB regulation where hacking of tiles is not allowed for new flats. While overlaying of tiles can allow you to achieve a new look without all the noise and debris from hacking works, there are some key consideration if you’re looking at this option. In this post we share some of these key considerations to help you decide whether to overlay or not.

WATERPROOFING

Waterproofing is not guaranteed for overlay, this is because this process usually involves just laying the new set of tiles above the existing ones. As such, the only waterproofing is the one previously done below the existing tiles. Hence, it is important to consider the age of the unit. It is also wise to check with your neighbor downstairs if there’re any sign or past occurrence of leakages.

HIGHER FLOOR LEVEL

Having a additional layer of tiles will obviously raise the floor level. This is an important factor to consider as it could result in your entryway having to install a curb rather than a drop. Your doors will very likely be affected well as the gap between the door and the floor will be reduced.

ADDITIONAL THICKESS

Although not visually obvious, overlaying makes the overall space smaller. If you’re overlaying the walls, the thickness of the overlay can be seen at certain areas such as beside the door frame and around the windows if you’re not changing the windows.
